## Overview
Sydney's older suspended timber-floor homes were designed for natural cross-ventilation under the floor — but decades of concrete paths, landscaping and additions have blocked most of those vents. The result is damp subfloor air, timber that swells and rots, insulation that stops working, and a musty smell that never quite leaves. A properly-designed underfloor ventilation system solves it by pulling the humid air out and drawing dry air in through the remaining vents.
We inspect the subfloor first — measure the humidity, check for standing water, note the direction of airflow and the state of the bearers and joists. A single well-placed extraction fan is often enough for a small cottage; larger homes need 2-3 fans and sometimes short ducts to reach dead corners. Humidity-sensor controllers run the fans only when the air is damp, which keeps power use tiny and stops noise complaints.
For heritage terraces we can install the fans on brick-line vents so nothing is visible from the street. Solar-DC fans are an option where there's no easy power source under the floor.

**How do I know if I need underfloor ventilation?**
Signs include musty ground-floor smell, damp bearers or joists on inspection, timber floor cupping or softness, and pre-purchase or termite reports flagging high subfloor humidity. We measure the moisture on the first visit to confirm.

**How much does a subfloor ventilation system cost?**
A single-fan install with humidity control runs $890-$1,400 fitted. Larger homes needing 2-3 fans, ducting and additional vents typically land $2,400-$4,200. Fixed quote after a subfloor inspection.

**How loud are the fans?**
Modern EC-motor subfloor fans are around 30-38 dB at 1m — quieter than a fridge. Humidity-sensor controllers also mean they aren't running most of the time.

**Can you install solar-powered subfloor fans?**
Yes — solar-DC fans with a small roof-mounted panel are a great option where the subfloor has no easy power source or you want zero running cost. Best for daytime-only ventilation.

**Will this fix a mould problem?**
Underfloor ventilation dries the subfloor cavity, which stops the source of much ground-floor moisture and mould. Existing mould on walls or ceilings needs remediation separately — we can recommend the right specialist.

**Do you handle the vent grille cutting through brickwork?**
Yes — additional vent grilles cored through brick or masonry are part of most installs where existing airflow is insufficient.
