## Overview
The cheapest electrical work is the fault you catch before it happens. Overheating breakers, loose neutrals, degraded RCDs, water-affected junctions and dying emergency-light batteries all give warning signs long before they trigger a fire or an outage — if someone is looking. Scheduled preventative maintenance is that someone.
For residential clients we offer an annual safety inspection covering the switchboard, every RCD (walk-tested), every smoke alarm, exposed junctions and outdoor fittings, with a written report and a prioritised defect list. Strata schemes get common-area maintenance on a 6 or 12-monthly cycle — switchboards, emergency and exit lighting to AS 2293, common-area GPOs and lighting, fire-panel electrical integrity. Commercial and industrial contracts are custom-scoped: switchboard thermal imaging, test-and-tag, RCD testing, emergency lighting log, and monthly/quarterly/annual walk-downs to suit the site.
Every visit ends with a written report — what was tested, what passed, what needs attention, and what we recommend. Insurance, WHS and building code audits become paperwork exercises instead of scrambles.

**Why do I need preventative electrical maintenance?**
Faults that show early warning signs (heat, tiny leakage current, degraded insulation) are cheap to fix. The same faults left alone become fires, outages or major failures. Insurance and WHS increasingly require documented maintenance too.

**How often should the switchboard be inspected?**
Residential: every 5 years or after any board work. Strata common areas: every 12 months. Commercial and industrial: annually with a thermal scan, and more often on high-load boards.

**Do you test emergency and exit lighting?**
Yes — 6-monthly discharge tests to AS 2293, log book updated, failed batteries and fittings quoted for replacement.

**Can you handle test and tag on the same cycle?**
Yes — combined maintenance + test-and-tag rounds on 3, 6 or 12-monthly cycles are common on office, hospitality and industrial contracts.

**How is a strata common-area contract priced?**
Per building based on switchboard size, number of emergency lights, common-area asset count and visit frequency. Fixed annual price, no surprises.

**Do you provide the reports in a format our strata software understands?**
Yes — PDF reports with photos and a prioritised defect list; formatted for Strata Master, Cirrus8 and most major strata platforms.
